Can You Lower the Price?
I had just finished reviewing pricing with a couple building a new home in the Poconos.
It was the exact house design they wanted,
It was in the Pocono community that they preferred, and
It included all the options and interior selections that they requested.
Everything seemed to be lining up perfectly.
Then came the question almost every Pocono home builder hears eventually:
"Can you lower the price?"
My response.
“No,”
“If we lower the price without changing the scope, that usually means something important gets sacrificed somewhere along the way — materials, labor, communication, supervision, or quality. And that’s not how we build homes.”
He paused for a few seconds and looked over at his wife. You could tell they weren’t expecting that answer.
"If it would be helpful, we can work with you to revise the scope of the upgrades that you requested in order to help you reduce the cost. Is that something that you would like to explore?"
They looked at each other quietly for a moment.
I could tell they were weighing the difference between getting the cheapest price… and getting the home they actually wanted.
"We like the house the way it's designed... you know what, let's move forward with it as it is."
"Okay. I think you've made the right choice," I said. "The next step is to get the paperwork signed and secure your spot in our production queue."
Why Do We Say No When Asked to Lower the Cost?
We've seen where lowest-cost decisions lead. We've gone into homes, and we've fixed the mistakes that have cost homeowners more money, time, and headaches than the savings they originally gained.
A recent post I read really made this point hit home for me:
The contractors who tell you what you want to hear are auditioning.
The ones who tell you what you need to hear are professionals.
Sometimes, customers react negatively when they learn that we aren’t willing to lower the price on their home build. However, a negative response can transform into a positive one when they understand the reasoning behind our pricing.
The best contractors push back. It's how professionals serve their customers. Not to be difficult, but to provide honest feedback.
Hire the contractor who can afford to tell you "No". The desperate ones will tell you what you want to hear. The successful ones will tell you what you need to hear.
Why Do Other Builders Cut Prices?
When other builders lower new home construction prices, they still need to protect their profit margins somewhere. This can lead to changes in how projects are managed and executed:

Lower budgets may force companies to select less expensive materials. While this can reduce costs, it might affect the durability and finish of the final product.

Lower prices can reduce a company’s ability to accommodate changes or unexpected issues during construction.
Value Perception
Clients often associate lower prices with lower quality. If the project does not meet expectations, satisfaction drops quickly.
A homeowner who chose a contractor offering a 20% discount often reports frustration when the project extended beyond the deadline and some finishes did not meet the original design. This experience highlights how price cuts can affect client trust.
Choosing Value Over the Lowest Price
Lowering prices in construction services can open doors to new customers but also brings challenges that affect quality and satisfaction. Both contractors and customers benefit when pricing decisions are made with transparency and a focus on value rather than just cost.
